Our guarantee

Where we let your property and the tenant does not remain in occupation for at least six months, we will re-let the property again free of charge, subject to our terms and conditions.

This means that if a tenant leaves earlier than expected, you will not have to pay our standard letting fee again for finding a replacement tenant.

What does “free re-let” mean?

If the guarantee applies, we will re-market the property, conduct viewings, negotiate with applicants and progress a replacement tenancy without charging our standard letting fee again.

There may still be third-party costs, compliance costs or additional services that fall outside the guarantee, but our re-letting fee will be waived where the guarantee conditions are met.

Subject to terms

As with any professional guarantee, certain conditions apply. For example, the guarantee will usually depend on the tenancy ending within the relevant period, the landlord continuing to instruct us, the property remaining available to let, and the landlord following our reasonable advice on rent, presentation and access.
